Our simple and transparent fees make sure there are no unexpected surprises, allowing landlords to make informed decisions and maximise their assets return.

    Rent Collection
    8% + VAT of monthly rental
  • Inspection and valuation of the property and advice on maximising the potential rental income including advice on decor and furnishings
  • Marketing of the property on all major portal websites including Rightmove and Zoopla.
  • Arrange and accompany viewings to the property including out of hours where appropriate
  • Negotiate and agree terms of tenancy with a suitable applicant(s)
  • Obtain a holding fee equivalent to one week’s rent
  • Carry out full reference checks including address history, previous landlords and current employer references
  • Prepare the Tenancy Agreement
  • Ensure that all legislation has been met with regard to a current Gas Certificate; EPC and an Electrical Test if applicable or requested, plus CO detector and Smoke alarm requirements
  • Prepare Direct Debit Mandate
  • Collect the first month’s rent and 5 weeks rent as deposit (unless otherwise agreed)
  • Ensure the property is prepared ready for check in and any additional items that were agreed have been actioned
  • Arrange for the check in with an independent Inventory Clerk
  • Collect the rental monies due each month
  • Ensure all rental payments are received on a timely basis and to chase any late payments
  • Credit the net rental amount to the Landlord's specified account within 5 working days of receipt
  • Prepare and send a monthly rental statement by email or post
  • Liaise with the tenants and resolve any queries
  • Deal with any issues relating to the tenants at the property
  • Manage all maintenance issues and liaise with the landlord prior to commencing any works, unless in an emergency
  • Provide the landlord with quotations if required for any maintenance and also copies of all invoices/receipts for works carried out
  • To manage any works to ensure that they are carried out to a satisfactory standard
  • To deal with payment of any insurances, ground rent, service charges as applicable and if requested
  • Carry out regular property inspections and report to landlord
  • Send detailed monthly statements to include copies of any invoice/receipts for works carried out and deducted from gross monthly rental income
  • Advise all utility companies of new tenants details, dates and meter readings as applicable
  • Provide detailed annual income and expenditure statements if requested
